CONDITIONS Residential Park New Vennepark - Plot 897 - Chalet Tiny Beachhouse - Poseidonlaan nr 4-8420 WENDUINE - Belgium • Article 1: OBLIGATIONS, RESPONSIBILITIES OF THE TENANT FOR HIS STAY. - When booking, the tenant is obliged to communicate his personal details to the owner via the online reservation form with (name, first name, address, e-mail, mobile phone number, date of stay, small dog if applicable maximum 1 or 2 under requirements) . The tenant pays a deposit of 50% of the price of the stay and the rental guarantee (down payment) of 200 € at the time of booking. He will pay the remaining balance no later than 15 calendar days before the start of the stay. The amounts are stated in the rental budget. - The owner will send a rental contract by mail after payment of 50% of the stay, including the deposit. This contract is signed by the tenant with the mention "read and approved" and must be returned by post or email as soon as possible. You also send a copy of your pass to the owner. - The total included deposit is requested if it does not exceed 4 days and 3 nights. - In the case of a reservation made in the 7 days prior to the start date of the stay, the tenant will pay the full amount of the stay after confirmation of his reservation by the owner. - Upon receipt of the 50% deposit (or the full amount in the aforementioned cases) by bank transfer from the tenant for stays of more than 4 days and 3 nights, the reservation will be blocked and the tenant will be informed of the receipt of this payment. - The tenant will be notified by SMS by the owner 3 weeks before the date of the stay to pay the remainder of the stay. - The owner reserves the right to cancel the reservation at the expense of the tenant if he does not pay according to the payment terms defined above. The stay cannot start if the tenant has not paid the total price of the stay. - The deposit is paid by the tenant to the owner with the outstanding balance, up to the amount specified by the owner in the contract. The deposit will be refunded by the owner to the tenant no later than 7 calendar days after the end of the stay, if no repair, purchase due to damage, loss, theft that the tenant could have caused to the accommodation or its contents. - Under no circumstances will the owner agree to a contract with a person under 18 years old. All reservations made by persons under the age of 18 are deemed not to exist, without the tenant being able to demand any compensation from the owner. - Access to the chalet is guaranteed from 2pm and departure at 10am for a weekly or weekend rental. The Wi-Fi connection must be used by responsible persons. If it appears that the Wifi connection has been used for illegal downloading or for any form of fraud, the costs incurred and requested by the supplier who provided the Wifi are entirely at your expense through your IP address, at your own risk. • Article 2: DURING STAY AT THE SITE. - Upon arrival at 2 pm, the tenant is obliged to go to the parking lot opposite the entrance of the park building or to the sides, depending on the available spaces in front of the barriers. Then the tenant goes directly and on foot to the plot of the chalet. You can enter the chalet through the key box and there you will find, among other things, the access pass to enter the park with your car. In case of loss of the parking permit, we will charge the full amount (€ 350, -) and in case of loss of the parking permit, we request that you contact us immediately !!! - The renter will be the only one with his vehicle allowed on the plot, any other access of a 2nd vehicle (motorcycle, quad or scooter) on the plot is strictly prohibited under penalty of exclusion of the vehicles and the conclusion of the rental. - The tenant must respect the following STRICT regulations: The boarding and the number of animals stated during his request on the reservation form, if animals other than small dogs and a maximum of 2 were exceeded, the template would not be respected, or the now on the plot or in the chalet during his stay, against the signed contract, the owner has the right to immediately terminate the rental. - All NAC (New Pets) animals of the species, Snake, Iguana, Rabbit, Turtle, Parrot, Ferret, Rat etc ... are strictly prohibited, under penalty of immediate exclusion and termination of the rental. - The tenant undertakes to respect the following strict rules: Any football or other identical model is strictly forbidden on the plot and will not be used as this is contrary to the internal rules. - The tenant agrees to enjoy the accommodation and the terrace as a good respectful person or as a good family man or house mother, to respect all instructions for use drawn up by the owner for the smooth running of his stay and those of the neighborhood . - The neighborhood is authorized by the owner to notify us of any problem: night noise, extra vehicle on the lot or any other subject that would violate the regulations of the rental contract signed by the renter. - The tenant is responsible for the damage he or his supervisors have caused. This also applies to damage caused by pets. Parents or accompanying children are responsible for them and no exceptions are allowed. - If the behavior of the tenant or of a person accompanying him, causes nuisance, endangering the proper functioning of the residence and the tranquility of the neighborhood, the owner (or his responsible) retains, through the intervention of the park operator and the reserves the right to terminate this contract without notice or compensation and outright eviction by the owner and local police if this escalates. Nevertheless, the tenant acknowledges that he is civil and exclusively liable for damage to the accommodation, its contents, to third parties or to their property, by himself or that of a person in his care, caused by an error or the result of unlawful behavior, or unlawful or abnormal use of the property or its contents, theft or fire, as well as the breach of its contractual obligations. - Any damage must be reported immediately to the owner. The latter declines all responsibility in the event of an accident on the ground, the playgrounds, or in the event of theft or damage to caravans, chalets, installations, vehicles or any other object present on the ground. - The tenant is responsible for the persons who live with him in the chalet. Failure to report third-party occupancy in the chalet is cause for eviction for serious reasons. The owner reserves the right, through the park operator, to refuse certain persons access to the chalet at any time. The costs incurred by the owner to restore the accommodation and outbuildings will be deducted from the security deposit and charged to the tenant by the owner if the security deposit is not sufficient to cover these costs. - Finally, the tenant acknowledges that the owner cannot be held liable in any way for damage caused by himself, his property, his visitors and accompanying persons during the stay. In this case, he undertakes to formulate direct, sincere and exclusive complaints to the owner. Complaints from the tenant, as a result of not meeting the accommodation offer, of the accommodation with the description given by the owner, must be submitted by the latter within 12 hours of arrival to the owner. Although the property has been fully verified for rental, any complaint from the tenant after this period will be considered null and void and will not be able to claim any compensation. - The tenant is civilly responsible for the actions of his hosts and the people under his care. - The tenant undertakes to respect the maximum capacity of the accommodation, namely 6 people. The owner reserves the right, through the operator and certain neighbors, to prohibit access to the rented accommodation or to terminate the stay upon arrival, without the tenant being able to claim compensation for non-compliance with these restrictions. - The tenant agrees not to smoke in the chalet, which is formally and strictly forbidden, if during the inventory of the furnishing of the exit the owner realizes the smell or certain markings suggesting that tobacco n 'not respected is, a deduction of € 50 from the security deposit is paid for the cost of cleaning and disinfecting this odor and stains. - Unless otherwise agreed, the tenant has the obligation to vacate the accommodation on the last day of his rental at 10:00 am during the inventory carried out by the owner. In the event that the tenant is not present at 10:00 am as provided for in the rental regulations, the landlord will wait an additional 30 minutes for the tenant. Not present after this 30 minute wait, an extra night, depending on the season, will be debited from his deposit. - The tenant is obliged to return the accommodation and its contents in the condition in which he found them. He is obliged to return the goods swept, clean the shower room and toilets, clean and store the dishes, return the furniture that has been moved to the location that was theirs when they arrived, the sorted dispose of waste in suitable waste bins. Any violation of which the tenant would be the object will be deducted from the deposit and, if applicable, billed by the owner to the customer. For long-term stays, the owner reserves the right to unexpectedly, spontaneously or via neighborhood information, check the good condition of his property, if necessary he reserves the right to cancel during the stay, without the tenant notifying state. to claim compensation and he will have to undertake the repair. Parties are not allowed. • Article 3: OBLIGATIONS OF THE OWNER. The owner guarantees the conformity of the descriptions of his chalet and its inventory. Photos, maps and tourist information are provided for information at the reception and are not contractual. The owner will provide the tenant with practical information upon receipt of payment for the full price of the stay. In the event of a malfunction in the chalet, the landlord (or his responsible) undertakes to help the tenant to solve any problems as much as possible. The chalet is delivered to the tenant in a good state of cleanliness, proven during the inventory of the entry at 2 pm. On departure at 10 a.m. (or 4 p.m. for promotional rental), the tenant is obliged to return the chalet in the same condition as on arrival. • Article 4: TERMINATION OF THE AGREEMENT BY THE TENANT. The prospective tenant can terminate the contract at any time. The deposit serves as a commitment. If the tenant renounces the rent, the advance or the total paid will not be returned, except in case of force majeure (death, accident, hospitalization), which must of course be proven by means of a photocopy. By e-mail or by postal address to the owner. Also in case of pandemics, wars, plagues or recessions, adjusted cancellation conditions apply. If the CNS (National Security Council) no longer mandatorily approves the rental in question COVID-19, the full refund will be assigned to you. - In case of cancellation of the tenant on a certain date or for any reason (except death, hospitalization or serious accident), 100% of the rental price, as well as the deposit of 200 € will be retained to cover the refusal costs of other tenants who would have liked to book on the same dates. (example: 270 € deposited into our account, ie 50% of the stay + 200 € deposit.- In case of cancellation due to death, accident or hospitalization with supporting evidence from the tenant, both the full deposit and the payment already made will be fully refunded. - The owner gives himself the right to re-let his property or to be present there himself. • Article 5: ANIMALS. - Dangerous animals are not allowed on the site. - The dog must be on a leash and must under no circumstances be left unattended. - The feces must be immediately collected by the companion or the owner of the animal. At any request from the operator or his staff, the guide / owner must be able to prove that he has a plastic bag to collect the animal's excrement. - The plot must also be cleaned and be free of any residue under penalty of a deduction of 10 euros from the deposit, this for removal & cleaning by the owner. - The interior of the chalet must be ventilated and if necessary vacuumed to be hair free ... - The operator may require a certificate of good animal health. - The animal must wear a flea collar. - The animal must not climb on the bedding or armchairs. - Damage to the entire chalet, regardless of location, due to biting, tearing, excrement or vomiting, an amount of 50 Euro will be deducted from the deposit for cleaning or repair costs. Additional costs will of course be deducted extra by the owner from the tenant if the deposit is not sufficient to cover these costs. • Article 7: SAFETY. - No weapon is allowed on the field. - It is forbidden to carry out work or to store materials that could pose a hazard. - No campfire is allowed. - In case of fire / accident, the tenant must immediately warn the owner and the operator. - Dangerous games, such as kites, football and other ball games, are strictly prohibited on the property. This is only allowed in the designated places (eg Tennis court) - Children must not be left unsupervised on the playground, or locked up alone in the facilities or vehicles. - An access badge for the barriers is issued for a vehicle, which must be presented to the park operator upon arrival. It is necessary to tie at every entrance or exit of the barriers, even if they are open, therefore it is strictly forbidden to make bumper to bumper to pass two vehicles or to avoid their passage. In case of loss of the access badge, the deposit will be deducted to order a new access badge up to € 50. • Article 8: WASTE & DROP-IN. - The tenant sorts and deposits his waste in the appropriate waste bins, he ensures that his waste is in household waste or plastic bags. When the container is full, he places it in another one that matches its nature and offers more space. - It is forbidden to throw waste in places other than the ones provided. - It is not allowed to throw waste in the demolition containers. - The owner will withhold from the deposit any fine from the operator for non-compliance.
